I've been a real estate investor for 17 years.  I've been able to build a growing real estate empire worth over $15 million with annual gross rents of $2M a year.  I live a blessed life where I get to spend all the time in the world with my wife Nicole and two kids; Holly and Jesse and our fur baby Kevin, the cockapoo.

It took me a long time to build the life we have now.  I got my start somewhere...

I originally started my journey with one goal:

To become financially free by the time I was 40 years old...

I had a big WHY.  I lost both my parents in my twenties and it was a seminal moment.  Nothing is more sobering and a reminder of your own mortality than holding someone's hand as they take their last breaths.

I went on a buying spree in my twenties and early thirties, utilizing all the tricks of creative finance, marketing for off market properties and was able to amass enough cash flow to declare financial freedom by 33 years old.

 I had one problem now...

My dream of going backpacking through Europe for two months wasn't going to be a reality with my wife being stuck in a classroom teaching high school math.

What was I to do? 🤷

Spend another 11 years buying more smaller deals that were going to earn me chump change?

Well some thing changed.

I always knew I wanted to go big but I thought I had to have a certain number of doors in order to do the big deals with the big boys and girls.

I made the leap.  This is the story of how I bought my first million dollar + real estate deal.  How I found it.  How I raised the capital for it (I didn't have the cash).  And how I was able to take that ONE opportunity and replace my wife's income.
